VIRGINIA BEACH, Va. (WAVY) — Groundbreakings and openings over the next year are set to transform the former Pembroke Mall property as part of a $200 million redevelopment project now known as Pembroke Square, its owners and developers said Tuesday.

Among the upcoming additions to the property are a seven-story hotel and a seven-story apartment building, along with a new Brazilian restaurant and the relocation of the Funny Bones Comedy Club to the site.

“These additions further our goal of developing a new vision for the former Pembroke Mall while
preserving its legacy,” said Ramsay Smith, president of Pembroke Realty Group and asset
manager of Pembroke Square in a statement. “We remain committed to bringing new and rewarding opportunities to the community and transforming Pembroke Square into a vibrant, central lifestyle destination.”

Next month, a new hotel will break ground and a new restaurant, Fogo de Chão, is set to open.

The seven-story 163-room hotel, Tempo by Hilton, will include a bar and restaurant and is expected to be completed by summer 2027. The new Fogo de Chão restaurant will be 6,590-square-feet and is the chain’s fourth to open in Virginia, adding to locations in Richmond and northern Virginia.

Other additions to the Pembroke Square development include the Funny Bone Comedy Club, which is relocating there from its current, nearby location in Town Center and will add 150 seats to increase its capacity to 450, which it said would allow it to attract bigger comedy acts. Next door to the relocated comedy club will be DraftCade, featuring nearly 50 rotating craft beer taps and dozens of classic arcade games. Both businesses are set to open this fall.

“We’re excited to join forces with Pembroke Square to elevate the entertainment scene in Virginia Beach,” said Todd Leinenbach, vice president of Funny Bone Comedy Club and DraftCade in a statement. “The expanded Funny Bone and DraftCade will feature a larger, state-of-the-art showroom, 48 craft beers on tap, 28 big screens, and 100 classic arcade games, offering an unmatched mix of comedy, craft brews, and arcade nostalgia for all to enjoy.”

A new apartment community, The Pembroke, will hold a groundbreaking in 2026, with the seven-story building to have 273 apartments and a parking garage.

Tuesday’s announcement marks the continuation of Pembroke Square’s redevelopment, which was first announced in November 2021. Phase 1 of the project included the Aviva Pembroke senior living community, which opened in December.

The city is paying about $22 million for two public parking garages on the site, with a total of 745 spaces. Like the Town Center garages, parking in them will be free.

A number of retailers on the now-Pembroke Square property remain open during its redevelopment. They include: American Red Cross, Bath & Body Works, Bahama Breeze Island Grille, Coastal Edge, DSW, EyeCare Optometry, J.Crew Factor, Jason’s Deli, Kohl’s+ Sephora, Latitude Climbing + Fitness, Norstrom Rack, Old Navy, Rack Room Shoes, REI, Romano’s Macaroni Grill, Smokey Bones Bar & Fire Grill, Target, The Fresh Market, Tire Choice Auto Service Center, Truist and Walgreens.
